No tie down included - since there is no actual spare for the 3 series, you have to use the front/rear cargo tie downs that are in the trunk.
You either use a Cargo Net, Straps, or there is a Spare Tire Cover that has it's own tie down straps sold by BavAuto - but it's $157 shipped
