Mate most likely it is the housing gasket inside that wears out and causes leak. I only had to change the housing gasket inside and have not had any other issues. Knock on wood
I can look at my receipt folder and find out where I got it done. Part was about 20 dollars through bmw from memory. I think it was taken care of at the dealership as all my maintenances are done at dealer.. I'll need to double check that pricing for installation..
