I think that price is dependant on taking out BMW PCP finance at a competitive rate, and includes an extra £1250 discount for that reason. Am sure it would probably come very close to a PCP on your 1 year old one though because of the higher residual value.
Take that deal to your BMW dealer and tell him to either beat it or reduce the year old car!
