A little help, first time dealing with leases! 335i coupe!

Hi all, been a lurker for a while now and so far you guys have provided me with a great amount of information. i still have some questions though, one of which is most important... Am I getting a good deal???

There is a car on the lot that I tried to pick up yesterday
E92 AW 335 Coupe
ZSP (sport)
ZPP (prem)
Heated Seats, iPod, Comf. Acc., and Nav
MSRP --> 49375 with new price adjustments
Invoice --> 44440 + dest (guesstimation based on price increases)

12k miles/year, 36 months

The dealer offered me 3500 down and 690/month. MF was 0.0025 and Residual was 56%

June rates show MF 0.0021 and residual 54% (i didnt know this yesterday, and the sales guy told me 0.0025 and 56% are standard and no way they could be adjusted. BS!)

my GOAL is to pay 3500 down and 600/month. This doesnt seem too outrageous right?

A couple other random questions about leases:

1. how do you calculate how much lease payments should be based on invoice price? Does this look right:
44440 + 825(dest) + 1000 (markup/profit) = 46265 (invoiceprice) * 54% (residual) = 24983 - 3500 (down) = 21483 / 35 (payments)

= 613/month

Where does the MF play a role? I dont see them in my calculations and dont know how they fit in.

2. Is it possible to lease based upon base rate of 0.0021 or is there always a markup there?

3. Is residual % the worth of the vehicle AFTER the lease term or how much you will pay DURING the term?

4. What fees are associated when calculating from invoice? Destination? MACO? Can someone list these for me? Thanks

5. Is there still an acquisition fee that I'm not calculating?

Thanks in advance guys! Much appreciated. look forward to joining the bimmer side of things (Just sold my a4)

Jeff
