It is very unlikely to be an 09 plate with 22k on the clock though.

You have to compare like for like. How much does a top spec 09 M3 cost?

Looking at Autotrader you are more like £30k+ for a similar spec car.

£23k to £28k is still a 22% price increase. That is still a sizeable increase.
