I am just about to finish Restoring this beautiful home in Ewing (Mercer County, New Jersey - On the Hopewell Side) and all these realtors around here are lazy, they do not return calls, its hard to reach them, they don't advertise nothing. I figured I would put up a little offer, if anyone knows someone who would like a purchase a new home In NJ, please let them know about this one. It's in a very nice neighborhood, there is an elementary school 2 streets over, a big park for kids on the same street, 1 block over a beautiful country club, very low traffic area. And its right in the middle of Philadelphia and New York. Very close to train stations and extremely easy access to the highways.

I need to try and sell soon because the carrying costs are starting to take a toll.

So, if you find a buyer & we close, I will send you $5,000.00

My real estate skills are a bit dusty since I haven't used my license in years.. but isn't this illegal? I could be wrong.. but ah well.. I'll run it by a few people. See if anyones interested.

2 full baths
3 bedrooms
There will be a patio and deck in the rear (Access from french doors)
Living Room, Family Room witch Fireplace, Dining Room, Kitchen.
The washer and dryer will be located on the bedroom level in the bathroom of the home for better access, so you dont have to walk down steps to do the laundry.

The house is 90% all new, electrical, plumbing, converted to gas heat and gas appliances. The hardwood floors are original OAK refinished, New cabinets, grade 5 tile, granite counter tops. All the goodies. I love this house but I can't afford it right now.

I also left connections for a built in gas grill in the backyard and any other extra items that the buyer may want.

I only think it's illegal if he's a realtor. But since he owns the house, he can do/say whatever he wants, I think.

If I remember correctly it wouldn't be illegal for Art since he's the owner of the property and not licensed, but it is illegal for someone to refer buyers and except payment for referrals without a license.. Then again this would be a one time thing, and not like a refferal business so I’m not sure.

I'll see what I can do. I have relatives in that area , think one or two might be looking. I have alot of builders sitting on flip projects(I work for an Architecture firm in Morris County NJ). It is a little stale
out there. House looks tastefully done! Good Job!

what is illegal about it? He is selling a house and as an incentive for someone to find him a buyer he is offering a 5k finders fee. Which can be given in the form of a gift, profit sharing etc.

And who really gives a shit..are you really going to get in trouble? Why would you even bother to bring it up to begin with?

It's just a finders fee...it's the same thing as if I were looking to get rid of a car (and I have done this before)..Dealer offers 15k, private party value is 20k I make an agreement with my friend "dude I'm too busy to try and sell this thing on my own and don't want to be bothered whatever you can get for the car above what the dealer is offering I'll split with you"

I just don't understand why someone would hi-jack this guys thread if you can help him great you make 5k cash under the table and he sells his house..No one is getting hurt here the buyer gets a house that they chose to buy, the seller gets rid of a financial burden and turns a profit and who ever introduces the seller and buyer gets a finders fee...Everyone is happy. I don't even see any legal issue there..but more importantly I don't see a reason to bring it up.
