Pre-Lease 335d, Good Deal?

Hey Everyone,

First time posting here. I am about to make a lease for:

36months/15k miles year
2011 335d Brand New
Alpine White with Saddle Interior
Msport Package with paddle shifters
Premium Package
Navigation
HK Stereo
Sat Radio
Heated Front Seats
Apps

Selling price is 47,000$
First payment, etc: 1600.00$
Monthly lease payments are 690.00$

I feel like the monthly lease payments are a bit high.
Any ideas how to make them come down a little bit?

Also, do you think there is A LITTLE bit of room to negotiate?

Thanks!
Warren

Whats the MSRP of the car? Taxes in payments? down payment?

Edit - i built it out and it looks like a $54,200 car

there is a $4,250 credit on the car ($3,500 eco credit, $750 lease cash back)
Invoice on the car is $50,406
minus the credit the car is at $46,156. Dealer profit is $844

There is a $1000 credit if your a bmw loyalty customer, this will lower your payments by around $30

Also, for my above price; The following credits are applied already:
$4,250 credit on the car ($3,500 eco credit, $750 lease cash back)
$1000 credit if your a bmw loyalty customer

Please let me know if this is a fair deal.
Thanks!
