Need expert builder advise!!

since i'm not getting much from off-topic forum. hopefully, you guys can help me out. here goes...

i'm about to buy this house in the 800-900k range. this past weekend, i went to see it with my agent and found a several cracks on outside wall underneath deck. it looked like they did some work on it and owner's agent confirmed that they spent 40k to fix it.

now, i'm so worried about those cracks that i do want to go into contract with them.

any thoughts? or i'm just over reacting.

ps. yes, i'll be 1st time home owner.

I do not have any experience with buying a house, but I do know that a cracked foundation can be a very very big problem. Whatever you do, make sure you get it checked out before you get into any contract.

hire your own inspector and get an educated assessment of the damage. dont go by the inspector that the homeowners are paying to inspect to sell their house.

for that amount of money, hire 2 inspectors to get two opinions on the damage, because if it is a structural problem, its gonna cost a ton to fix, if not worse, be deemed unlivable and un sellable

Make sure the inspector you hire is a licensed structural engineer. Also find out details of the repairs previously made and have your engineer review.

If you are not comfortable, do not proceed. There are lots of houses.

Poured foundation or Block foundation? Full basement? Cracks only on exterior? Horizontal, vertical, Diagonal of stepped crack? Does deck have a ledger and if it does is it bolted into foundation or bolted into Rim board?

the foundation seems to be poured,and it's a full basement. cracks can only seen from the outside and is running vertically. the deck has a ledger and is bolted on concrete foundation as well.

My guess is the cracked happened when the ledger was bolted to the foundation. I think its nothing to worry about. Search hard enough you will find defects in every home. Sounds like no big deal...And yes I slept at a Holiday Inn Express last night I would ask what the extent of the work was for 40K? Was that the deck? Or was that foundation repair work? 40k is alot of coin for foundation work.

$40k to fix what? you need those details.

i recently bought a home w/ a foundation crack. hired a structural engineer to inspect and he ok'd it, said it was a common settlement crack and posed no threat to the home. i had a foundation crack repair team fill it with pressurized epoxy for another couple hundred just to be safe.

you need to find out why the crack happened, when, what they did to it, why and how. and then bang the price down b/c of your concern

Yes find out what the 40k was for. have a licensed inspector check the house for you .. itll cost you maybe $1500, well worth it. I bought a 700k house in fresh meadows NY, and it turned out to have a bad foundation, Really wished i would have payed the $1500 to make sure it was ok... Dont make the same mistake.

thanks guys. so far, they showed me the proposal to get the crack done. it was estimated around 15k. i asked receipt and etc. they're still working to get me all the info. i provided an oral offer. they ofcourse said too low. i told them give me info and i'll see if i can/will go higher.



ps. i plan on having both a general and structural inspections while in contract. i'll make sure i'll have an escape clause just in case.
