Leasing deal on an e90 328xi? Are my calculations correct?

I'm looking into leasing a Montego Blue e90 328xi, possibly through ED.

Before I get into the European Delivery numbers crunching, I want to make sure I have it down with the standard leasing. I've always financed before, but I've always had to commute a lot more too. The hospital I'm "home based" at for the next 2 years or so is a 2-3 minute drive from where I live. (It's within walking distance)

I'm brand new to leasing, so I've based the formulas for these off some spreadsheets I've found in my searches.

Here are the options I'd equip:
Metallic Paint, Dakota Leather, Steptronic, ZSP, CWP, HD Radio/Logic 7, Bluetooth, BMW Assist, Park Distance, Xenons

MSRP: $43,525
Sale price: $41,065 ($1000 over invoice)
Down payment: $2,500
Security deposit: $500
Acquisition fee: $775
Registration: $490
PA sales tax: 6.00%
Residual: 71%
Money factor: February rate - 0.00175

4.20% interest rate (calculated from money factor)
12,000 miles/year
24 month lease term

Monthly depreciation: $254.89
Monthly interest: $118.86
Base payment: $373.75
Total monthly payment: $396.18
Total lease cost: $12,647.96

Did I miscalculate anything? Does this sound like a good deal?

Did you add the rental charge? I have not done the math, but I can not imagine a lease payment of under $400.00. Your numbers are very confusing.

I would imagine a 24 month lease payment would be 500-600 a month.

On second thought, it is a 328 not 335 so perhaps it is possible. Sorry misread the model.

What specifically was confusing? Also, it's for the 12k mileage instead of 15k, so that'd help drop the price too.

Leasing in Pa.

You have a base payment, and you have another payment which is slightly higher, but it adds $540.00 to the cost.

I am also confused about why you would lease in Pa. I just moved here, and everyone has told me leasing here makes no sense because there is a monthly lease tax added on by the state. Is that the difference in the payments?

A ballon could make more sense if it saves you that money-It is just like a lease and can give you a lower monthly payment. It puts the car in your name and thus avoids the Pa. tax.
