Am I missing something?

Can someone point out if I've made a bad assumption or calcuation here? Thinking about doing ED on a lightly loaded 330i:

MSRP: 41300
I pay: 34900 (ED Invoice + $800)
595 Acq Fee
Nothing Down
I assume 77% residual for 2 years * MSRP = 32,000
With 8.25 CA sales tax, I get a payment of $303.91, which seems pretty low...thanks for any inputs.

Ok, I think I already found the flaw...too high a residual. When I use 69% I get $445, with .002 MF.

For an ED lease, add 0.0003 to the MF, but BMWFS pays the 2nd payment for you.
