2006 525i with $4xx/month lease worth it?

I seen a ad on cl for a 525i. Basically it's a 36 month lease, $3k down for a 2006 525i (base model) with a payment of $450 with taxes per month. I'm not too familiar with the 5 series but it sounds like a good deal, is it worth it?

why would you lease a car thats 3 years old?
