SOLD.
It is gone to a good house so hopefully next owner will look after it.

Good news is that my mortgage application has been approved at level 1 (Agreement in principle). Now awaiting for final outcome. So I will be away from bmw scene for a while.

Thanks to all of you who contributed positively and keep inspiring others

Ah the house situation, sadly this may well be coming my wayu next year too, impending house move equals shifting one's priority's a bit mortgages may I fear be harder to obtain(I'm only guessing)depsoit wise I'm well aware that you'll need to be packing a few quid to put into the deal and therefore Sam this may be something I too may have to do next year, sell up and get something more basic to go to/from work.

But best of luck to you and as Mo's stated don't be a stranger as your inputs very well regarded

Market is at its peak at this moment. If base rate goes up next year, then people will struggle to go through mean test and only fewer applications will get approved. Having said that there will be less buyers so chances are that house prices will become more stable.

IMO, its wiser to put as much equity as you can in to the property and that is what I have done. Good luck with your hunting.

PS: Dealing with estate agents is like a nightmare.

Unfortunately my budget was max 3-4K so I had to choose from
Mondeo ST2000
Passat
Mazda 6
Avensis
Honda accord

Reading comprehensive reviews, I avoided passat (full of injector issues and failure of electric hand brake).

Mazda 6 is fun to drive but again diesel engines had issues.

Mondeo was brilliant but again reliability was not brilliant.

I have driven avensis and its extremely boring and dull car.

So finally went for Honda accord and got loaded car with

leather heated seats
rear folding seats
honda premium sound system (similar to hi-fi in bmw)
heated electric folding mirrors
twin climate control
coloured navigation system with 6 cd changer
sunroof

and it is giving me 50+mpg (mixed driving).

Two downsides, no reversing sensors (reverse camera retrofit is on the list) and you have to use original honda parts otherwise you develop other issues.

It is nice car but wrong badge and no respect for hondas on the UK roads.

Beamers are very tempting but I will have to behave and hit some financial targets before I get another beamer.

Congrats on the sale and like others have said house is priority so good the mortgage looks like it's going through ok. House always wins lol.

Honda's are a good replacement tbh. Cheap, reliable and genuinely good looks too.

Let the modding begin lol.
