Windshield gasket

Hello, I know this is pretty straight forward but wanted to see if anyone in the community has done this and has tips, tricks etc. to doing this successfully the 1st time with little to no hassle. Can't believe I let it get this bad, definitely time to swap it for a new one. Any and all insight is welcomed and appreciated. Thanks in advance.
