Thanks for the advice everyone. I have decided to go for the 5 year rate and try to get as much paid off over the period. I choose to pay off another £10k today before talking out the mortgage to get the ball rolling.

When you think for a £100,000 home loan the interest at say 5% over the next 5yrs is £25,000 (after tax) before any mortgage repayment it does focus the mind to try to get it paid off.
